1. 押金额度:一个正常月的租金

Deposit: One calendar month’s rent. This covers damages or defaults on the part of the tenant during the tenancy. This will be registered in the DPS (Deposit Protection Service) for the term of the tenancy and any renewal tenancy.

2. 遗失钥匙和保护设施:租户应承担更换任何丢失的钥匙或其他安全装置的实际费用。

Lost Key(s)Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.

3. 更换租客:每位替换的租户50英镑(含增值税),或更高的任何合理费用。支付与接受房东指示、新租户推荐和租赁权检查、押金登记以及准备和执行新法律文件有关的费用。

Change of Sharer:£50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord's instructions, new tenant referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents.

4. 提前结束合约: 如果租户希望提前离开合同,他们应承担房东重新出租房屋的费用,以及在替代租约开始日期之前的所有租金。这些费用将不超过该租约未付租金的最高数额。

Early Termination: Should the tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.

5. 拖欠房租:从租金到期日开始,按英格兰银行基准利率上浮3%计算利息,直到支付为止,以追究不支付租金的行为。请注意:在租金拖欠超过14天时,才会征收利息。

Unpaid Rent: Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
